Spring/Summer 2009

A Community Helping Each Other

The worst economic disaster, since the Great Depression of the ‘30’s, has hit our state hard and it certainly has many repercussions and impacts on people living at Water Wheel.

This is a time to help one another.

To that end management wants you to know what we are doing now:

1. On a limited basis Water Wheel has set aside a small fund to help those struggling to keep up. For those having the most trouble

we can provide up to a $50 credit from their rent for up to 2 months. To determine eligibility you must be willing for us to see your income and monthly expenses.
2. We have a comprehensive list of Lenawee County community services for all ages. Please feel free to stop at the office and pick up a copy.

In addition, Water Wheel would like to help organize a “work swap” program where residents can swap their trades (from sewing to carpentry work, etc.) instead of paying for services. If you have a trade or service that may be useful to others, or if you are in need of a service and have something to offer in return let us know. As we build up a list of contacts we will be able to pair more and more people together.

A Bridge To Stability

In this time of bad credit, home foreclosures and the like, Water Wheel continues to be a

“safe haven” for those who are on a limited budget and/or have recent scars on their credit. We are uniquely positioned to loan money to buyers who have lost their home and as a consequence have bad credit. Based on our assessment we will take a chance on who we consider worth the risk. Of course, these people need to be Water Wheel people who uphold the rules and regulations and maintaining an outstanding community.

Resident Referral Bonus:

If you know someone who is looking for a home let us know! I f your referral results in the sale of a park owned home you will receive 3 months FREE rent! To qualify you must give us the name of your prospect before they contact us and the sale must close within 90 days.

The BBQ Season is upon us!

We will soon be starting up our new water wheel and setting up the picnic area behind the community building. This area is for everyone to enjoy! And just remember we have a gas grill available for your next family BBQ!

Through our new garbage service, Modern Waste, we have the opportunity to have curb-side recycling pick-up. In an effort to promote environmental consciousness, Water Wheel is willing to provide this service, on a once monthly basis, to our residents. Community Yard Sale

It’s time once again to get rid of all your unwanted clutter! This year our community yard sale will once again coincide with the 6th annual US12 yard sale that spans Michigan Ave. At this time the sale is scheduled for Friday and Saturday, August 7th & 8th from 8am to 5pm on your lot. In addition to the “US12 yard sale” ads we will advertise in the local papers and you may pick up a ‘YARD SALE’ sign at the office. Please watch the mail house and our website for details as the date gets closer.

The Swimming Season

The swimming season is almost upon us once again. We are currently planning to have the pool open by Memorial Day. Pool passes are $35 for the season for your entire household. PLEASE NOTE: There is no swimming allowed without a pass.

Rules to Remember

Dogs

Per the rules and regulations of this community, and per the ordinance of the Village of Clinton, all dogs must be leashed and accompanied while outside. There are too many dogs allowed out, unleashed and we are receiving complaints from all over the community. Just because you know your dog is friendly doesn’t mean other residents do. And furthermore, if you know your dog has a tendency to growl or bark at other people/animals please take precautions to have control of the behavior (ie. muzzle, etc.) while the dog is around others. Also remember, when you walk your dog please pick up after them and do not leave messes in other peoples’ yards. We do not allow cats outside for any reason. If you own a cat please keep him/her indoors at all times. Thank you!

Curfew

No person under the age of 18 is permitted to roam the community after 10 p.m. Parents, please make sure your children are home by 10 p.m. If you see teenagers on the streets after curfew please call the office immediately and leave a message (which is time and date stamped) with as much info as you can provide. And if they are causing problems do not hesitate to call the police.

Speeding

SLOW DOWN! There are way too many people speeding though the park! The speed limit throughout the park is 15 MPH for RESIDENTS AND GUESTS. For everyone’s safety please obey the posted limit and have your guests to do the same!

Door-To-Door Salesmen

Water Wheel does not allow any door-to-door solicitation. If someone comes to your door selling goods/services please report it to the office immediately and we will handle it. This includes satellite TV services, roofing, etc.

Community Events

Potluck:

There is a potluck dinner at the Community Building on the last Thursday of every month at 6pm. All you need is a dish to pass and
your own table service.
